Allowing tenants to cut grass and weed eat

Anyone with experience regarding allowing tenants to cut the grass, weed eat, etc? 

I am searching for proper documentation or lease verbiage that legally omits me from any injuries during landscaping, as well as any other legal matter that could unfold from this...? Along with any words of wisdom... This is my first time entertaining the idea of allowing my tenants to do this, they offered, finding good weekly landscaping has been difficult. Currently writing up our new lease, signing with selected tenant at end of month.

This is a huge money making opportunity for some green thumb to "invent".

They have dogs that will fit in a teacup, whey not grass--everyone hates cutting it.

Just my 2 cents.

It's called Astroturf :)  LOL.
