Average Time Per Month to Manage an "A Class" SFR
I enjoyed reading everyone's posts about professional PM versus self-management. I'm specifically wondering the following about "A Properties" ie those new/newer properties in good areas with good tenants, but not luxury properties. For example, I am purchasing brand new, build-to-rent, SFRs in Indianapolis and Houston, but also own some older solid A properties in other markets.
For those of you who self-manage, what is the average time you spend on each property per month? Please include in your estimate, everything that a property manager would normally do--accounting, leasing, repairs, collections, coordinating the turn, re-leasing, etc.
For those of you who are professional property managers, what is your average time spent per month?
Just for kicks, if you manage A and B or C class properties, what would you say the time difference is for these classes of properties?
