Hey BP,

Happy new year to you all! Let's hope it will be a good one for everybody.

We picked up a deal over the holidays and it has a problem tenant who bullied the previous owners for a while, which is why they went for a fast cash sale at the end.

Tried to talk to the occupants on the phone and called by the property to drop in a letter with new owner info and 60 days notice to quit and they wouldn't accept it, so I left it in their mailbox. Cheerful shtuff, lol. It's a great property, in great condition and the current rent is about 20% below FMV. They won't want to move when reality bites!

Anyway, I wanted to see what way y'all would handle this.

How long (days past due date) do we give them to pay the rent ($900) and how do we handle it if they pay less? They had some arrangement with the previous owner who discounted $300 for a few months for work done on another property and then was unable to get them to come back to making normal rental payments.

Also, if we initiate the eviction process, where does it leave us if they suddenly decide to pay the rent in the middle of the process?

We think these guys are probably going to be tricky handling :), so we have to get it right out of the gate.

Our first eviction in Georgia, btw.
