Which configuration will net the most return?

Hi,

I am renovating our duplex investment property and increasing it to 3 units and would like to get feedback on which layout would create the greatest return.  Scenario 1 is to have a 3bd/2ba, a 2bd/2ba, and a 1bd/1ba with a decent sized, though windowless, den/office. Scenario 2 would be: 3bd/1ba, 2bd/2ba, and 2bd/2ba.

We are new to investing in real estate and bigger pockets and this forum has been a wealth of resource. Thank you all!
