First time landlord. Will be owner occupied house.

Just bought my first property (3bd, 2.5 bath, new construction) in the New Orleans area and was planning on renting out the two other rooms in my house. I'm a first time home-buyer and as such will be a first time landlord. My main question is how do I go about figuring out what to charge per room? I plan on covering all the utilities, except for an even three way split on electricity. Also, the house will be fully furnished besides the individual rooms I want to rent out. 

Any other tips or suggestions for being a home-occupied landlord would be greatly appreciated!

Keep it simple and search out rooms for rent on places like FB and craiglist or other sites and see what numbers are floating around.
