Tenant moving early but paying out lease

I have a tenant in a 12 month lease that is leaving at the end of month 11. She says month 12 will be paid in full even thought she will be moved out. My questions are:

1) can I proceed with the my move out inspection when she leaves (end of month 11) and get the keys back?

2) this property will lease very fast...do I have to wait until the end of month 12 before moving someone else in?

The property is in Texas.

I agree with Steve. Also, if someone else moves in before month 12 is complete, refund the pro-rated rent to the original tenant. Don't collect rent from two tenants for the same property for the same month. If you let your tenant know that a quick turnaround could get them their money back, it may encourage them to leave the place super-clean so it can be move-in ready.
