Tenant not willing to pay for repairs
I just started renting to a tenant for a month. Within a month, she has caused multiple issues to the property, estimating repairs is closed to a thousand dollars just within a month. I paid in the beginning hoping to create a peaceful relationship. But, she keeps on breaking things and texting me every weekend. I pointed to her on the lease where we agree that if she breaks things, she need to pay for the repairs. She then threatens me with lawyers and court. I decided I need to evict her. What are your advice?

Before going the eviction route, try telling her that since she is not happy, you will let her out of her lease without any penalty. See if she is willing to leave voluntarily.
If she won't leave that way, send her the bill for any broken items and once she doesn't pay, then you can start the eviction process.
I'm curious, what is she breaking?
