How to word hauled water (tenants responsible for water) in lease

Hi all! This is my first time posting. We are planning on renting our primary residence starting this summer (we are moving in with our grandparents as caretakers), and I have a question about how to word something in our lease. 

How do you word that the hauled water is the tenant's responsibility to order or haul themselves? The fill-up depends on how quickly the tenant uses the water. Otherwise, as landlords, we could come out and check it every other week and then schedule the top-off. Thoughts? 

Also, the property uses propane which is filled up yearly. The propane is already full for the upcoming year; how do we include that cost? Or should we incorporate it into the monthly rent total?
