What is the best way to go about making sure the lease agreement that I am using is not breaking any laws in my area? Where can I find lease agreement templates that have been used in a local market?

@Lance Cummins in addition to the excellent advice you received above, do yourself a HUGE favor and spend an hour reading your state's landlord tenant laws.

They may default to Fair Housing laws, but either way... sit down for a couple cups of coffee and get a great education. Don't skip steps - do the read if you're in the biz.
