Build a fence, with rent money?

so the renters want to build a fence in the backyard of the property we own? The backyard needs a good fence badly so this seems cool. However they just asked if they put all the labor could they subtract materials from rent?

Has anyone had renters do improvements on the property this way? will it go well in the end? If i do this deal is there a better way to write it up.

Thanks in advance from a newbie...

Careful, don't do anything to alter your rent agreement. Keep these transactions separate and the book keeping separate as well. You won't regret having a clean money trail and all agreementins in writing.

May I repeat, all agreements in writing.

Be sure to address liability in case someone gets hurt during be build.

Don't be too informal with tenants.
