Increase beds/baths or build a game room

Friends,

I'm in the process of renovating my house. It is a 3/2 ranch. Built in 1968. It has a large garage. I plan on converting my house to a STR vs MTR. I'm trying to decide if I should add a bathroom into the garage and convert it to a game room or would it be a better idea to convert the garage to a 2 bedroom with a Jack and Jill bath (so a total of a 5/3).
