Can I stop renewing the 1 year lease with the tenant by sending them a 30 day non-renewal notice? Can I start eviction process if they don't move once the lease expire?

Better yet. Follow your state’s laws regarding notifications. 

MOST leases automatically convert to MTM at lease end, again check your state’s laws.


google <your state> landlord laws or landlord handbook. 

some are 30 days, some 45, some are 60+. Yes, if you give enough notice (why not give the most you can, what does it hurt) you should be able to end the lease assuming you aren’t in a state that actively hates you, (you forgot to add your location to your profile.) in which case I’d hire a PM yesterday. A mistake will cost you more than their fees.
