How to be effective Property Manager

I want to ask which website/groups I can join, read, interact with, join the conference, and ask about the property manager. I want to expand my knowledge about finding a tenant, the do's and don'ts of collecting the tenant's balance, etc., regarding managing rooms for rent and tenants.
