Different ways to rent owned homes?

Hello friends!

So I'm helping my dad out here.  My dad has a few properties, and he's looking for different ways to rent it othere then the traditional route where he rents it out to a family via a 12 month lease. The truth of the matter is that if a prospective tenant appeals to his emotions vs his logic, 7 times out of 10 times he helps them out. 

we know of a few avenues such as; str such as Airbnb/verbo and a different style longer term rental like renting the rooms..

please help me to find different ways to help him get these properties rented a that's not going to stress him out as much when they move out and leave the place trashed.

Aloha,

Long term, short term, whatever, does not matter if you cut corners on screening to "help them out". Low quality tenants usually will trash a place. Operate like a business, or hire a PM.
