Hi all. I am looking to rent my townhome but don’t know where to start… should I pay a realtor or should I learn to do it myself?…also how much should I ask for I. Terms of deposit and upfront rent?

Aloha,

Start by searching for "Miami landlord tenant laws". Specifically read about security deposit rules, and how much you can collect prior to move in. Then figure out how you plan to screen prospects that are interested in renting, what your criteria will be, what services you will utilize to perform your due diligence. Review the Fair Credit Reporting act to know how to handle sensitive information you will be obtaining, and how to respond when you deny an applicant. Review the Fair Housing laws so you have a basic understanding of what kind of questions you cannot ask, and decisions you can make. Failure to follow the myriad of laws that apply can result in very large fines.

Or  hire a qualified Property Manager that already knows all of this and much more.
