My first Listing can someone provide feedback?

Hello Fellow BP Members.  We are listing our first rental unit and wanted some feedback on the listing.  The condo will be available for rent mid january currently updating floors, paint and kitchen so pics coming soon...are the qual standards typically included in the listing?  Thank you so much for your feedback we greatly appreciate it.  

Renovated Condo in the Delavan, WI area coming soon for rent. Pictures coming soon! Available. January 15. $200 Credit First 2 months Winter Move in special. Located in a quiet dead-end street, close to deaf school, Downtown Delavan, HWY 43, and only a short drive to Lake Geneva. Upper Unit with Central Air. New flooring with warranty and robust sound barrier underlayment, beautiful new granite countertops, updated stainless steel appliances (refrigerator, stove and new dishwasher), in unit laundry, outdoor maintenance, snow removal, and garbage included. Rewards for on time payments.

Minimum Qualification Standards

Applicants who do not meet minimum screening standards will not be approved.

Applicant must have current photo identification and a valid social security number.

Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.

Applicants must receive positive references from all previous landlords for the previous 5 years.

Applicant may not have any evictions or unpaid judgments from previous landlords.

Applicant must exhibit a responsible financial life. Credit score must be a minimum of 640.

A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.

Applicant must be a non-smoker.

No Pets allowed

Occupancy is limited to 2 people per bedroom.

 I don't list all the criteria. I feel it's a little scary.

I just let everyone apply and either say they didn't meet our minimum standards or say a more qualified applicant was selected. 

If they ask I tell them the standards.

What if someone had a credit score one point below your standard but everything else was stellar and 3 months had gone by without a qualified applicant? What if that person didn't bother to apply after seeing the criteria?

I have seen way less people apply when I listed my criteria. 

I want the ability to be flexible after I have reviewed all the applications if needed.
