Things to consider when renting a property with a pool

Hey everyone! In my endless journey to find more rental properties, I have stumbled across a deal that has an inground pool. None of my current rentals have a pool, so I am not too familiar with the process. What tips and advice do you have?

@Hoa Nguyen factor in professional monthly services, extra maintenance (pumps, heaters, lining, etc), and winterization (if applicable) costs into your underwriting. Also ensure it meets any applicable city enclosure codes.

Maintaining a pool isn’t cheap. Most investors fill in pools as the costs usually do not offset potential revenue generation (excluding large multifamily properties where you achieve scale).
