Out of state rental property next to train tracks?!

I’m currently looking to purchase my first investment property out of state and would appreciate any advice I can get on my situation. I found a really nice home in the St Louis County area (63132 zip code), but its right next to a railroad track. According to the businesses around that area, the train only comes once or twice a day, so its not very busy.

Looking for anyone in the St Louis county area that could possibly give me any advice on whether or not this will give me ahard time finding a tenant and getting top rent??
