Can landlord deduct eviction costs (incl legal fees) from deposit

Can a landlord deduct lawyer fees and eviction filing fees from tenant's security deposit? In our case, the tenants gave notice that they wanted to break the lease and stay another 60 days while using the last month and security deposit they had paid at move in. We advised that they can use the last month but not the security deposit, and that they would be required to pay the rent due by the 5th. They did not, and we proceeded with hiring an eviction lawyer, file eviction with the court, etc. About 35 days later, the tenants advised they had vacated the premises before a judgement was issued, and we inspected the property without any major issues.
