Investing Off Disability

Hello. I'm on disability making $860 a month. This isn't enough to provide for my son or invest in his future. I'd like to use rentals to scale my income and get off disability. I can afford a down payment on a duplex but I need some kind of business partner to help me get the ball rolling towards financial independence. I'm not sure how business partnerships with in rental investing but I'td mean the world to me for an opportunity. I do computer programming and game development as a side hobby so I'm good with numbers.
