Can i end/terminate a commercial in a residential property?

Hello.  This is the situation.  I purchased a duplex thinking that one of the units was empty bc it appeared mostly empty except a few desks.  I now find out that this residentially zoned duplex has a business/commercial lease for a business in the 2nd unit.  I want to terminate their lease due to a variety of factors including, 1. they are unworkable and jerks, 2. their lease is for way under market value (rent).  I believe (but don't have concrete proof) that them having a commercial lease and running a business in a residential property is reason for me to terminate their lease.  Anyone have advise on this or can point me in the right direction of who to call in my city.  The house is in philadelphia, PA.

You purchased a property but didn't bother to ask if the second unit was rented?

If Tenants are on a month-to-month lease, you can typically give them a 30-day Notice of Termination and they have to leave. If they are on a term lease, you have to wait until it expires or you can terminate based on violations. I don't think you can terminate just because it's residential and they are running a business. I guess that's a question for an attorney.
