What's not working in the Rental Industry?

Over the last year, I've had the privilege of working for dozens of property management companies and spoken with hundreds along the way about what's working at what isn't.

While I know that some teams are short staffed and can't keep up with such a hot market, others are saying they can't seem to price their units effectively or need help with maintenance automation. This all makes sense to me for various reasons but I'm wondering what some of the underlying issues are for companies that utilize technology wherever possible.

This is intentionally very open ended because I'm looking to learn about the gaps in the market where pressing issues aren't being addressed. Any opinion is greatly appreciated!
