Comps for renting property for home daycare business

Hi, I’m trying to rent my house and was approached by a prospective tenant who wants to live in the house and also want to run a in-home day care in it.

I am not sure how to price the rent for tenants who wants to run business, can someone help me how I can find Comps for such rental properties please?

Thanks a lot in advance!

Quote from @Balarka Velidi:

My recommendation is that you not allow businesses in your home. It will cause excess wear-and-tear on the property, it can annoy the neighbors, and you expose yourself to additional liability. This is especially true in a state like California.

The reason they want to rent your home is because it's cheaper than renting a space that's designed for their business. That's just one of the red flags.
