Poll - Which Property Management software do you use?

I currently use Tenant Cloud, but they just announced fees for all ACH transactions. I was thinking about leaving anyway due to the amount of manual entry that must occur, but this helped push me over the edge. I would love to hear others experiences. I would love a tool where I can do property management and accounting together, but that is not a requirement.

Go to Google or some other search engine and look for "landlord software" to get a list of options. There are dozens. Look for the ones that may fit your needs. Sign up for a trial account and dig around to see if they will work.

Once you narrow it down to your top 3-4 options, start running them through the wringer. Enter a property. Market the property. Look at it from the public's perspective and submit a fake application. Process the application as the Landlord. E-sign a lease. Enter charges on their ledger. Edit or delete charges. Enter a maintenance request, assign a vendor, enter an invoice, pay an invoice, etc. Run all the different reports and owner statements. Communicate with tenant via email, text messaging, or whatever is available.

You should be able to find a software that is intuitive, makes it easier/faster to complete the time-consuming work, and provides you the data you want to track.
