Do I need to fix furnace for tenant not paying rent since April?

As title says, my tenant has not been paying rent since April and is in eviction. My furnace is out and needs to be replaced. How long can I wait until I replace the furnace?

@Waleep Alvi always better to show up in court having upheld your responsibilities. The judge doesn’t know you and people lie “judge I stopped paying rent because they were a slumlord and threatened me and made my life hell. They even turned off the heat!!

That’s a serious accusation Mr. Rentless. Mr. Landlord” how long was your tenant without heat….?

Just avoid it.
