Will you rent to this tenant?
Hi All- The tenant was evicted in 2018, she says she fell I’ll buy repaid the arrears. I will be confirm that.
For past three years, she is staying with relatives. He credit score is marginal.
She has social sec income of 2200 per month and VA disability income of 5100 per month.
Willing to pay one years rent up front. Monthly rent is 1950 per month.
My rent is about 200 higher than the market but it’s been updated/rehabbed.
Any thoughts?

I stopped reading at "tenant was evicted in 2018" - there a number of (poor) decisions that a tenant has to make in order to actually be evicted. The fact that they did not take advantage of the numerous safety nets / assistance programs available, or failed to make not very desirable but necessary changes to their lifestyle in order to avoid receiving a service (housing) without paying for it. This tells me all I need to know about their character. Sure there are exceptions, but the exceptions prove the rule. I'll let someone else "take a chance" on them. Life is too short. Hard pass.
