Hi,

I have one rental property and I am wondering if there are TURN-KEY Inspection services which checks all major items from AC/HVAC, Roofing, Plumbing and other general maintenance issues? If yes, how much does those services cost and what do they inspect?

We have outsourced this for about 9 years. Best decision I ever made. I work with several companies because I have three offices and 3000 properties, but talking first with your local regular inspection companies that inspect for sales contracts are a great place to start. Negotiate a price for the inspection. Ours are not “full inspections” you normally get, but a scaled down version. My three items I love is all the photos, notes, and sharing with our clients and tenants, while a copy is kept in their portal. This helps with consistency, as well helping to eliminate discrepancies after the tenant vacates.
