Rentals In Cleveland

Hey everyone, i just joined the BP community yesterday; A LOT of useful information. I had a couple questions for Cleveland Investors, more directed to buy & hold investors. What is the typical vacancy percenatge for SFH and multi-family such as duplexes, triplexes, and fourplexes in Cleveland? I was made aware of that this percentage varies depending upon whatever market you're in. Also, at what percent of rent do you typically include for repairs (i know it depends on the property and how old it is)? , and at what percentage for Cap Ex do you include? I really want have a good understanding of the Cleveland market and really understand how rental investors do their calculations and why a deal is a deal for them. Id appreciate any type of feedback. Just seeking to learn, thats all. Thanks.
