Interested in SFH rental around OSU
Hey folks,
I am an out-of-state investor, and have been looking into purchasing an SFH rental property around OSU campus, most preferably south of campus, and west of High street.
I would love to understand given the current market, what is a realistic ROI in the area, and what are some pitfalls? Or if there are other areas I should also investigate in?
Anyone is experienced in this area, or have leads to people with expertise?
Thank you!

Campus is an area that you just need to be intentional about investing in. If you are not interested specifically in student housing but like that area specifically because of the proximity to an economic driver then I'd say it depends. Based on your location specifications we are essentially talking about Harrison West. In general I'd say that it depends on your criteria and what you are trying to get out of the investment, but it is a nice area so long term appreciation I'd expect to be strong, but on a single family unless you are going medium term or short term rental I wouldn't expect a ton of cashflow. Harrison West is also heavily being developed so there is quite a bit of competition there. I don't mean that as a deterrent, just an observation I've made walking through that area.
I would love to learn more about the pros and cons on student housing. Would it be a relatively more stable cash flow business to be in?
Also, just in general, what are some other areas in Columbus you think would yield high ROI right now?
I have sent you a DM, and thank you again for replying to my questions.
North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.
