Breaking lease

my tenant is breaking her lease 3 months early because she decided she didn't like the neighbors in the condo and wanted to by a house. She claims she will pay rent until I can find another renter.

At the point I find a renter , can I still collect her rent? The lease says she is responsible for rent for the duration of the lease and does not having any outs if I find someone else. I didn't think I'd have to deal with this because I figured if someone is breaking the lease, I couldn't get anything out of them anyways. If she decides not to pay rent once I get a new renter, do I can a ace against her to collect the rest.

Does she get her deposit back since she broke her lease?

It may be more of a moral issue vs legal. I'm in Indiana if that matters.

I don't think there's a way for you to have 2 valid leases in place at the same time. Therefore you should not try to collect double rent. It's certainly immoral and quite possible illegal (assuming either of the tenants found out somehow).

My suggestion is to include a fee for breaking the lease in future contracts such as 1 month's rent or 2 month's rent. Then the person can pay the fee and move on and you can rent it out the next day and still get some sort of compensation for the trouble.
