Dispute between Landlords

Hi all,

I was looking for some advice. I have a situation in which an upstairs condo leaked water into my downstairs investment condo and did damage to the drywall on the ceiling of the bathroom, parts of a bedroom and a few closets. The landlord for the upstairs condo stated they would make the repairs, however, this situation occurred on Memorial Day and the only thing the landlord has done has sent a contractor to look at the damage. No work has started. I was thinking of just getting my guy in there to do the work, pay him and then take the landlord to civil claims court. Has anyone else had a similar situation or guidance on how to overcome this situation?
