24 hour notice to enter premesis or property?
I am a fairly new landlord and one of my tenants is a big time complainer. A few weeks ago he requested some tree trimming, which we were planning to have done anyway. So I had an arborist come out to give me a quote and I hired him. The next day I get a call from the tenant stating he didn't like the guy, didn't like the vehicle he was driving and didn't want him at "his" house making a mess of everything. I told the tenant that the arborist would haul away the debris and reiterated to the tenant this work was being done at his request, however, I will choose whomever I need to in order to get the work done.
So, the arborist shows up to do the work two days early, without my knowledge. Now my tenant is complaining how his 24 hour rights were violated, complained about the work they did, and requested they leave some of the debris behind for him.
I have already spoken to the arborist about showing up without notice, but my question is.....Am I required to give the tenant 24 hour notice if whomever I contract will not be working inside the house?
This tenant is a big time pain in the you know what. I just want to make sure I have my ducks in a row when dealing with him.
