Let a tenant out of their lease
I am knew to being a landlord. I understand that my question can be different in each state. I had a tenant sign a year lease and after 4 days wanted out of the lease. I granted her her request. In the lease they have to give a 30 day notice. So, I charger her 4 days into the next month to make 30 full days.The tenant moved all of thier stuff out and gave back the key. Do I have to wait for the 30 day up before I can rent out the unit?? My place is in MN.

In Ohio, you could re-rent immediately because she gave you back possession and the charge was for inadequate notice (not rent). Since you let here out of the lease and only charged her for 30 days, she's really unlikely to sue you. Here in Ohio (and probably most states) you could have charged her for the full second month. You should read the rules for your state-- but in that case, I'd just re-rent and not worry about it.
