Complicated tenant eviction situation - Need Attorney in Georgia

I have a really complicated tenant situation that I need help with in Marietta, GA and looking for a great landlord/eviction attorney.  In essence, my tenant owes back rent of over $10K.  She recently got a roommate, and they've been paying the current months rent (back rent is still due).  The lease is technically expired and now MTM, but several conditions have been violated anyway including having a roommate and not paying rent as well as not taking care of the property.  She has applied for rent assistance, but don't know the status of that. Long story short, she wasn't responding to calls/texts/emails, so I went to the house and found out that the tenant was in jail/drug rehab in FL for about 4 months if not longer.  And the roommate's girlfriend was now also living in the house.  They had just gotten the utilities turned back on (previously shut off for non-payment).  The roommate and girlfriend are responsible/stable and have been paying current rent and actually fixing up the house.  They have even agreed to a rent increase, which definitely helps with back rent owed.  In addition, of course, the tenant has her belongings in the house and there are questions about security deposit/last month's rent.  I need to know how to proceed with getting a new lease with the roommate/girlfriend and/or eviction of tenant especially not knowing how long rehab will take.  I need an attorney who really knows their stuff.  Thank you in advance.
