Renting out furnished rooms in your house (While you live there)

Hello friends,

Looking into renting out a bed room (or maybe even two), in my house while I'm still there, any tips?

Best websites to find renters? (I like the idea of traveling nurses but open to more ideas) What about contract between renter-owner? Anyone has examples for that?
