Over storage in and outside the biulding
Hello,
Im looking for advice about a tenant i have that has to many belongings on and in the property. Ive spoken to him a few times about this over a few months and have even gaven him a 30 day note. The 30 days is up today and though he has made progress there are still many things that need to be moved. Ive even gone as far as making a storage space for them. What are my next steps to get this resolved? Is this grounds for eviction? He is a good tenant is some times a few days late though always pays his rent.
Any advice would help.

What does your lease say? Don't move forward with eviction unless you have specific clauses in your lease that states what can and cannot be kept on and in the property. Why is this an issue for him? Is he running a business out of the property or is he more of a hoarder? The latter is something that doesn't get resolved by reasoning or even threat. It won't improve to the point where you'll be happy and the damage to your property from all that "stuff" isn't worth having him as a tenant. Giving more time to correct it isn't an option since he didn't request it before the first deadline was up. It may come down to letting him know that the property isn't a good fit for him based on his contents and that he needs to either rent a storage unit OFF-SITE and have it all out in two days (really - if you give him a week, it will all come down to one day or never) or make arrangements to move within 30 days.
I hate that you're dealing with this. My recommendation is to manage to your lease and protect your property. Best...
