Tenant not in contact after serving them non lease renewal

Hello, I am looking for a bit of advice. I gave my tenant a non renewal letter for their lease. A little backstory is they have a month to month lease currently, and have not paid rent in the past 2 months. They also have very poor communication with me and I have to constantly contact them for things they should be contacting me for(ex. When they might have rent). They applied for city assistance back in August 2021 for 3  months. Then the city had problems with the lease so we had to resign a lease. So we signed a three month lease that goes month to month after. When the paperwork was submitted again they changed it to cover 5months. That paperwork only covered until February.(I'm also still unpaid by the city/the tenant for those months but thats a different issue and the application is still active. Now their reason for not paying rent is loss of job which this is the 3rd time they have told me that they have lost a job. So after giving them a 30 day notice of lease non renewal they have not communicated to me about returning the keys. I told them they have until May 5th(today) to return the key. If they don't move out(how do find out if they are still in there?) Can I enter the apartment to find out. Also do I have to give a 10 day notice still for eviction if they dont move since I gave a 30 day notice?

Hey @Samantha Coppinger! 

I would just make sure you know the PA laws about eviction and the very specific process on how it works. Every state is different so as long as you follow your states process, you will cross your Ts and dot your Is. I am sorry cant be more specific than this as I am only familiar with Michigan laws. 

Knowing this process will give you confidence in the process and for future reference.
