Free rent or Rent refund?

My tenants have done some major work at the house and I'd like to  Thank them by giving them a month free. Is it better to accept the rent and refund it or not require payment for that month? An explanation along with your answer would be greatly appreciated. Thank you!

Did you say they could do the work?  I'd just pay them rather than do a trade off for rent.  It can be for the same amount, but this way you can claim it on your taxes.
