Renewing lease for Inherited tenants
I am purchasing a duplex to house hack. Currently fully occupied, 1 tenant is LT & would like to renew lease. Rent is at market value but tenant smokes in unit and has cat (found feces were in the basement during walk thru). I would like to accommodate tenant request to remain in property but not I really don’t want to allow pets or smoking in unit. Should I just present tenant with new lease saying no smoking/no pets? Or are there other options for working with them? Unit doesn’t need much renovating -just new bathroom and paint/flooring
