Looking for a General ESA tenant agreement for MA that I can tweak and have my attorney look at before signing. If you are willing to share your templates let me know!!

 Save yourself the trouble. Sign up for a FREE account with petscreening.com and make your applicants apply through there. Petscreening verifies their prescription is current and authentic, plus it keeps a record of the animal with shot records, pictures, etc. Tenant has to update the record every year.

Once the applicant is approved - whether pet or ESA - I have them sign an "Animal Addendum" that spells out their responsibilities for keeping the animal under control, cleaning up after it, repairing damages, etc. These rules apply to all animals, even an ESA, and violations may result in removal of the animal or termination of the lease.  Do you adjust the addendum to $0 in regards to pet rent and deposit when a tenant has an approved ESA via pet screening?  @Nathan Gesner

    Yes. It is illegal to charge any fees, deposit, or increase in rent for a service animal or emotional support animal. They are still subject to common animal rules (no barking, on a leash or under owner control outdoors, clean up after them immediately, etc.)

    Is this service available to smaller investors than own just a couple properties and manage themselves or is just for larger property managers. Seems that you need a business website to sign up, which I don't have. Thank you!
