Lease expired end of this month april 30th tenant did not repond

All all, a property in New York City, I have a tenant who lease expired end of this month and I offer one year lease with $20 increase he wanted 6 month I offer short term lease with $150 increase.

And has been one week after two texts he haven’t got back to me yet. Should I send one more text telling him if he doesn’t reply back and let me know it will considered he choose not to renew the lease?

If he still doesn’t reply what’s my next step to do?

Thanks
