Is asbestos and lead paint testing necessary?

I’m in the process of purchasing a triplex that was built as a single family home in 1959. Per our inspector, there’s evidence that the home has been added onto at least twice and had several remodels done on it. Many of these seem to have been done in a DYI style.

This makes me believe that asbestos or lead paint exposure could be a concern for the home. Our realtor has assured us that it’s not a concern, but her dismissiveness is not comforting to me. This seems like a pretty obvious situation where we should have the home inspected and evaluated for these concerns.

I’m new to this whole process, so I’d love if anyone would be willing to share their thoughts.

Different states have different laws, so you need to know what your specific state requirements are.

Every state requires you to provide a Lead Based Paint Disclosure and a "How To Protect Yourself From Lead Paint" brochure to every tenant. If you don't know if lead paint exists, that's what you disclose on the form. Lead paint is only dangerous if eaten (it has a sweet taste, which is why kids eat it) or ingested as dust during renovation. If it's trapped under other paint, it should be safe. Asbestos is also safe, as long as you're not working on it. You have to use a certified professional to work on or remove lead paint or asbestos.

Again, check your state laws because some will require you to have the home tested for lead paint or asbestos before placing your first renter.
