I have a tenant that got in jail in Feb. Havnt paid rent since Dec. He is on a month to month lease. Brother and gf living in there and not on lease. I sent a certified mail for 30 days notice to vacate until March 20 but mail returned to me. I checked March 21st and most furniture are still in unit. I slid a 3 days notice to pay or quit under the door.

Question,
If its abandonment, how can we prove it and can we get in the property and change the door locks? Unit is is Albuquerque New Mexico. I want to know your thoughts and how your you deal with this in your state?

thank you in advance.
