Should i just ask tenant if she want to move out by end of lease
My tenant is violating few things . One habitual late payment 2) have Ling term guest over ( super saw their guest have key and open the door)
3) smoke pot altho in our city is legal to smoke , but neighbores complaints about strong smell.
Should I just communicate with her have her move out end of lease on her own?
I cannot not renewal her lease without good cause, should I have attorney sending her notice of cease and notice of quit so she will move out on her own? ( first time hiring attorney)
Or should I just tell her she is violating all those and ask her to leave on her own once lease ends?
