Can i get deposit back on rental with unsigned lease?

i've paid a deposit for a rental and more towards half rent of this month, however my circumstances have changed and i dont want the rental. i was due to sign the lease tomoro. 

what are the legalities around me getting my deposit and rent for march back? are they obligated to return it all to me if i dnt sign the lease. there are many people wanting to rent that property so they wont lose anything.
