Does California AB 1482 affect an ADU?

Posted

We live on a property with two houses: the one we live in and a second one that is also a SFR but is classified as an ADU. We rent the other house out. The property cannot be split. The other house (ADU) was built in 2002 or 2004. We are the owners and hold title as individual people- not a corporation, LLC, etc. We are in unincorporated Placer County and there are no other local laws that would apply here.

We are between renters now and are getting ready to list the rental house. We are trying to understand how AB 1482 affects the rental house. Some sources would exempt us from all of the new law, and others would exempt us from the just cause portion but not rent caps. Is anyone in the same situation and have clearer information, from a qualified source? Thanks--
