Notice to Cease Habitual Late Payment form new jersey

Hi all, sorry about this question, I have this crazy tenant who i tried to non-renew the lease, and she always pay rent late, i just learn i can use this as way to get her out of lease/ or non renewal the lease using this reason called Habitaul late payment. 


does anyone has this from can share with me? i tried to google it seems like none of is what i want exactly. if you have eviction attorney for hudson city new jersey that can recomend I would fully apreciate it.

@Nathan Gesner you can send the 30 day notice to vacate but the tenants are not obligated by law to leave. Sadly this is how our State is being run here in NJ. The best would be a lawyer but she would need to see the pros and the cons to evict vs the cost involved; lawyer's fee, rent ready renovations, listing the property etc. In most cases is not worth pursuing as long as the tenant pays within the same month and not falling behind in rent more than 30 days.
