Section 8 tenant that might not leave

I have a section 8 tenant that has been renting from 2019 till now. I have given the tenant a 90 day notice that I will not be renewing her lease because I am planning to sell the unit.  

The tenant and section 8 housing was notified in the beginning of January via email and certified letter that lease will not be renewed.  Initially the tenant allowed my broker to show the unit, and there was immediate interest in the property with cash investors.  After 4-5 days of showing in a 2 week span  the tenant put a complete stop to showing the unit at all. 

Now the tenant and section 8 are sending rude emails and mentioning that I am distressing the tenant.   I have a feeling that this tenant will not vacate the premises because she can’t find anything in her budget. 

What should I do?   I need some advice

4-5 days of showing in 2 weeks seems like a lot. You probably are being an inconvenience to the tenant. I would schedule one time with the tenant to have someone come in a take professional photos. Use the photos to market the property, and only allow showings once under contract.
