Updating lease for tenant
Ive owned my dueplex and have been house hacking for a year and a half. I inherited the current tenant that lives down stairs and shes been paying on time so far, but there has been some problems as of late. She smokes inside and doesn't clean her dog droppings and i've asked her to stop and clean up after her dog multiple times.
currently we are on a month to month lease. my plan is to write up a new lease that'll have no smoking and cleaning up after your dog on there. i'm also handing the utilities back to her. I'm going to give her a 3 month month notice that the lease is changing.
Does this sound like the right way to approach the situation?

That's not the right move in my book. In my experience, most tenants will either continue to violate the lease or they will resent the fact you cracked down on them and cause other problems.
My recommendation is to get rid of the tenant, clean the place up, and rent it for market rate with a tenant of your choosing and fresh rules.
