quit claim a rental in bad shape, what to do with tenant?

Hi folks,

I'm doing a gift quit claim transfer to my brothers in WA state.  I live in another state.  The rental property is in bad shape and might have had un-permitted improvements done in the past.   Would I still be liable to the current tenants even after the quit claim?  I don't want to make them move if it's not necessary.
